Prepared privately for Dennis & Kathryn · Unit 214
We're signed and the listing is built. Before I push it live, I want you to see exactly how 214 is going to be presented to the market. Read this, then give me the green light — and we go Coming Soon the moment you do. Professional photography is Monday at 12:30, first showings Tuesday, August 18.
A note from your REALTOR®
Dennis and Kathryn — thank you. The paperwork is done and 214 is built and staged in the MLS, sitting one click away from going live.
Before I press that button, I want you to see it. I pulled up the listing that sold you the condo back in 2012 — not to criticize anybody, but to show you exactly what your buyer saw then, and exactly what your buyer is going to see now. Look it over. If anything feels off, tell me and I'll fix it before a single agent sees it.
Say the word and we're live. After that, this page becomes your home base. I'll keep it current as we go — showings, feedback, traffic, price. Same link every time, so you never have to dig through email to find where we stand.

This is MLS #1012966 — the real listing for your unit, pulled from the archive. It went live June 28, 2010 at $129,900, came down to $114,500, and closed to you on January 13, 2012 at $105,000. It sat on the market for 564 days. That's nineteen months.
Photo 2 of 9 — the living room, lit by whatever light was in the room that day.
Photo 3 of 9 — the kitchen, shot from the doorway.
Nothing wrong with amenity photos. But seven of nine means a buyer scrolling that listing spent most of their time looking at things that come with every single unit in Arcadian Dunes — and almost no time looking at yours.
The building.
The pool.
The tennis courts.
“REDUCED and MOTIVATED… Bring ALL Offers!!”
Before a buyer learned a single thing about your condo, they learned the seller was desperate. That sentence is worth real money — in the wrong direction. It's the reason a unit with one of the only ocean views in the complex closed $24,900 under its own asking price.
Same condo. Completely different launch. Here's what's already built and what's coming Monday.
This is the preview we're running until Monday's shoot — and yes, some of the furniture looks a little different. That's on purpose. A few small plants, a rug and the right light, and the place reads like a whole new condo. That's what a buyer needs to see, and it's a reminder of how little it actually takes. Monday we photograph 214 exactly as it is.
The whole floor plan in one frame — the light, the bar, the balcony door. This is the thumbnail that stops a thumb on Zillow.
The kitchen, showing counter space instead of clutter.
The primary bedroom, with the lamp on and the room reading its real size.
About these three images: they are digitally staged previews built from photographs taken inside 214. Some furniture is shown differently and small decor has been added — deliberately, so a buyer pictures the space instead of the clutter. They are placeholders only. Every one is replaced by real professional photography after Monday, and the MLS says so in writing on both the public and agent remarks.
Building 4, second floor, ocean side — outlined so nobody has to guess. Out-of-state buyers, who are most of your market, decide from images like this one.

This is the part of the page I'll keep current. Once you approve, check back any time and you'll know exactly where we are.
214 is entered at $229,900 with the full description, the preview images, showing instructions and the price schedule we agreed to. Everything is staged and ready.
Read this page. If it looks right, text or call me and I'll push it live the same hour. Coming Soon puts 214 in front of every agent in the market before anyone can book a showing, so their buyers are lined up for Tuesday.
Full shoot — interior photography, a measured floor plan, and video. Nothing needs doing on your end beyond what's already there. If you want anything moved out of frame, tell me before Monday and I'll handle it.
Doors open. Real photos replace the previews as soon as they're delivered. Showings run through ShowingTime so you get a notification for every single one.
Showings, feedback, online traffic, and where we stand against the plan — in writing, every week. You will never have to ask me what's happening.
By this point we'll have three full weeks of real information — how many showings we've had, what agents and their buyers said after walking through, and how the listing is performing online. I'll call you, we'll go through all of it together, and we'll talk through a strategic market adjustment that keeps us moving toward the destination: sold, on your terms. The schedule we signed has a number penciled in for this date. Whether we take it, hold, or adjust differently is a conversation between us — the schedule simply guarantees we never drift without having it.
That means under contract in the first 60 days and closed before Thanksgiving. It is an ambitious target and I set it on purpose. Three units sold in your complex this year in under 50 days each — and every one of them launched at a number buyers believed. That's exactly what we've done here.
Same link, every time. I'll add showing counts, buyer feedback, traffic numbers and any price changes as they happen, so you're never waiting on an email to know where things stand. If you want something added to it, just ask.
Bookmark it. Send it to anyone in the family who wants to follow along.
